Repair or Replace? 7 Signs Your HVAC System Is Done

A $600 repair on a 12-year-old system is rarely worth it. Use the 5,000 rule, watch your refrigerant type, and compare both numbers in writing.
Every homeowner with an aging system faces the same question: pay for another repair, or put that money toward a replacement? There is no single right answer, but after fifteen years of servicing Phoenix homes, we have learned the signs that point clearly in one direction.
Replace when the math turns
A common rule of thumb: multiply the repair quote by the age of the unit. If the result passes 5,000, replacement usually wins. A $600 repair on a 12-year-old system scores 7,200, which means you are buying time, not value. Also watch for refrigerant type. Systems running on R-22 are expensive to recharge and overdue for retirement.
Replace when comfort fades
Hot and cold spots, clammy air, and a system that runs constantly without catching up all point to capacity loss. New systems also cut energy use dramatically. Swapping a 10-SEER unit from the early 2000s for a modern 16-SEER system can trim cooling costs by a third or more.
Repair remains the smart call for young systems with single, contained failures: a bad capacitor, a clogged drain, a worn contactor. When in doubt, ask for both numbers in writing, the repair and the replacement, and compare them side by side before you decide.
